Pool heating is available upon request with at least 24 hours’ notice. Here’s what you can expect: • Activation Time: The pool heater usually takes about 12–24 hours to reach the desired temperature, depending on weather conditions. Once activated at your preferred time, it will automatically turn off after 24 hours. • Temperature Range: We aim to maintain a comfortable temperature, though it may vary based on outdoor conditions. • Pool Heating Rates 🫧May – September: $150 per night 🫧October & April: $200 per night 🫧November – March: $250 per night 🫧Pool and hot tub maintenance takes place every Monday and Friday between 11:00 AM – 3:00 PM. 🐾 Pets Well-trained pets are welcome with prior approval. $75 per pet per stay | Maximum of 2 pets Unauthorized pets will incur a $100 penalty plus the pet fee.Pets must be supervised at all times. Any damage or additional cleaning caused by pets may result in extra charges. 👥 Guest Capacity The home can accommodate up to 10 guests.The base rate includes up to 6 guests. House Rules

★ Quiet Hours between 10pm-7am. No loud noises that would disturb the neighbors. Please respect the neighboring families. Any rowdy parties will get shut down by neighbors with police. Please cancel immediately for a full refund if your group will trash the house or be a nuisance to neighbors. ★ No Parties. Airbnb will cancel your reservation and no refund will be given, Zero Tolerance. ★ Unauthorized late checkout fee: daily rate will be charged when staying 2 hours or more past checkout time. This does not give you permission to stay, this is only a fee. If you wish to continue your stay, you will need to request a booking with Airbnb. ★ Any charges that any other affected traveler receives due to your unauthorized late checkout will be charged to you and payable by you. ★ Please smoke outside the house, and never inside, and clean up any litter. $1,000 fee to scrub walls, clean carpets, and treat air with carbon filter to de-smoke if anyone smokes inside. Zero tolerance. ★ Cleaning fee will be doubled if the home is found in an excessively dirty condition (i.e, dirty dishes not in dish washer, trash not in trash bin). Please take shoes off inside the house, especially on furniture. ★ Well trained pets are allowed but must be communicated with host first. $75 per pet per stay and 2 pets max. If you are found with a pet without prior approval, you may be liable to pay an extra $100 penalty on top of the nightly pet fee. Please supervise your pets and note that if any part of the property or furniture is damaged, you will be liable for replacements/repairs. ★ This house is on a septic tank, so do NOT flush any large objects or female hygiene products down the toilet. Guest will have to pay for a plumber to unclog the pipes. ★ Exercise fire safety with outdoor fireplace and BBQ, never leave fires unattended, and keep flames away from dry vegetation in yard. The fire extinguisher is located on the wall between the dining room and kitchen. ★ SUPERVISE CHILDREN AT ALL TIMES, ESPECIALLY IN THE BACK YARD AROUND POOL AND HOT TUB. There is no lifeguard on duty. No glass by the pool or hot tub. No diving! Swim at your own risk. Do not swim under the influence of drugs or alcohol. ★ If you have a complaint about any of the amenities, the property or otherwise, upon contacting us or Airbnb, you are authorizing us access to the property to fix whatever is broken, repair the home or resolve the issue up to the standard you require. We do not need permission to access the property if there is something you deem unsuitable that needs to be remedied. By booking this place, Guest and their group accepts they are 100% liable for their group for any damages to property. Card will be charged for any damages caused or missing items. My team takes great care to clean, sanitize, and maintain our properties for our valuable guests like yourself. Any damages that were "like that when I got here" must be reported within the first hour of check-in with pictures to not be liable for. We also take pictures of the condition of the property and before check in. By making a reservation with us, you are confirming that you have read and agree with the house rules and must adhere to these rules from the time you and you group check-in and ends when you guys check-out. Any violation of any house rule is grounds for removal from the property, cancelled reservation and no refund.

10/10 would stay again!!! Our group of 8 + baby LOVED this space. Plenty of room and activities. The pool/hot tub were great! The outdoor seating was wonderful We couldn’t have loved it more! Close to yucca valley and J Tree. Leanne was responsive and helpful! Also loved how stocked and well organized the kitchen is. Hope to return next year!

One of the most beautiful homes I’ve stayed in. The place came with a Windows screen saver view in its backyard. Leanne’s place provides the perfect mixture of relaxing, fun, spontaneous and away from the city vibe you’re looking for. Pros: more than enough beds and rooms to provide for 7 people. Rooms are breath taking View is breathtaking Jacuzzi location is great because it’s not connected to the pool and you can still mingle with people sitting at the table Table sat all of us comfortably Everything is labeled which helped out so much Far away enough from the freeway that you can’t hear anything Lots of lovely lighting enough to see the stars and/or not trip and fall as you walk around. Cons WiFi is a bit spotty on the tv but not big enough to be a deal breaker Notes: Instructions for the master bath shower (could just be my partner and I but it took us a little to figure it out) Darker blinds for the windows (current ones are fine, just I’m sensitive to light) s a cave

My friends and I had a lovely stay at Leanne’s house. The kitchen was fully stocked (knives were sharp, lots of utensils, etc), which made cooking together so easy and fun. We really enjoyed our time in Joshua Tree, then back in the hot tub, watching the Olympics, playing pool. We would love to return!

My group and I loved our stay! Kitchen and bathrooms were really clean. Our host was always responsive and helpful! The hot tub and pool were also very clean. Definitely recommend this stay to bigger groups, super spacious.

It is most convenient to travel around the area with a car. Uber, Lyft, and Lucky 7 (local taxi service) are also available. We have a 3 car garage to keep your car cool in the heat and additional parking in the large driveway. The road to the property is smooth & paved.
